What is the difference between frosted film and frosted glass?
Frosted glass is produced by sandblasting or acid etching the glass surface to create a permanently diffused finish. Frosted film achieves a visually similar result by applying a translucent vinyl layer to the surface of standard clear glass. Film is removable, significantly cheaper (AED 200 to 300 per sqm versus AED 800 to 1,500 per sqm for glass replacement), and is the standard commercial specification in Dubai tenanted spaces where altering the glass itself would require building management approval.
Can frosted window film be applied to double-glazed windows in Dubai office buildings?
Yes. Frosted film is applied to the interior surface of the inner glass pane of a double-glazed unit. The application process and adhesion performance are the same as for single-pane glass. The film does not affect the sealed IGU cavity between the panes and does not require any modification to the double-glazing unit itself.
How much does commercial window frosting cost in Dubai?
Standard full-opacity frosted film for office partitions starts from AED 200 per sqm. Gradient film runs AED 250 to 300 per sqm. Branded or custom-patterned frosting with cut logos or designs costs AED 300 to 600 per sqm depending on design complexity and film specification. Most commercial fit-out frosting projects covering 100 to 400 sqm of partition glass cost between AED 25,000 and AED 120,000.
Is commercial window frosting permanent?
No. Commercial frosted film is designed to be reversible. At lease end or when a fit-out is refreshed, the film is removed using a heat gun and IPA-based adhesive cleaner without damage to the underlying glass. Removal typically costs AED 50 to 100 per sqm. This is a significant advantage over sandblasted or acid-etched glass, which cannot be reversed without glass replacement.
Does frosted window film reduce natural light in a Dubai office?
Standard frosted film transmits 40 to 60% of visible light in a diffused form, depending on the opacity level specified. Full-opacity frosted film lets through roughly half the light that clear glass would, maintaining a well-lit interior without direct glare or visible sightlines. Gradient film lets through more light in the clear zone above the frosted band. Blackout film (100% opacity) is a separate product that blocks light entirely, used for server rooms, dark storage, or privacy requirements where complete opacity is needed.
