Frequently Asked Questions
How much energy savings will we see in our DEWA bill?
Savings depend on office size, glazing ratio, and sun exposure. A typical 1,000 sqm office floor with 60% glazing and south/west exposure saves AED 14-18 per day in cooling energy (at current DEWA peak tariffs of AED 0.40/kWh). Annual savings: AED 5,000-6,500. A 5,000 sqm building (e.g., full floor of Business Bay tower) could save AED 25,000-33,000 annually.
Will the office feel darker with window tinting?
Solar control film maintains 40-60% visible light transmission, so offices stay naturally lit without significant darkening. Occupants notice reduced heat and glare rather than a darker space. Anti-glare film (15-25% VLT) is noticeably darker; this specification is reserved for trading floors and screen-heavy work areas. Test a sample on your space before committing to the full building.
Can we remove the film later if we change offices?
Yes. Film can be removed using heat tools and specialist techniques. Removal costs AED 50-100/sqm and takes 1-2 days for a large floor. Glass is undamaged by removal and can accept new film. Most commercial leases allow removal by the tenant or returning the building with film intact. Check your lease terms before installation.
Does office window tinting need NOC from the building?
Building-specific. Interior-applied solar control film typically does not require NOC because the building's external appearance is unchanged. However, DIFC, Downtown Dubai, and some master-planned districts have stricter policies. Confirm with your building management before scheduling. Our team handles NOC applications for high-rise buildings and regulated zones.
How long does the installation take?
A typical office floor (500-1,000 sqm) takes 3-5 business days for installation and curing. Installation crew works early morning or after hours to minimise occupancy disruption. Multi-floor buildings are scheduled as phased projects: one floor completed, curing time, next floor. A 10-floor office tower typically takes 4-6 weeks from start to finish.
