What Reflective Window Film Does

Reflective window film combines two performance characteristics: external solar heat rejection and internal daytime privacy. A metallized reflective film with 50% external reflectance and SHGC 0.35 reflects incoming solar radiation before it enters the glass, reducing air-conditioning load by 25-35% on treated facades. At the same time, the reflective surface prevents external viewers from seeing into the office during daylight hours.

Performance Specifications: VLT, SHGC & Reflectance

Commercial reflective films are specified by three optical properties: Visible Light Transmittance (VLT) measures the percentage of visible light passing through. A 45% VLT film lets 45% of external daylight through; the remaining 55% is reflected or absorbed. For Dubai offices, VLT 40-50% is standard. Solar Heat Gain Coefficient (SHGC) measures the fraction of solar radiation entering the building. A reflective film at SHGC 0.35-0.40 rejects 60-65% of solar heat. On a 300 sqm south-facing floor, this saves approximately AED 3,200-4,800/year in cooling costs on Slab 3 DEWA tariffs. External Reflectance measures the percentage of visible light reflected outward. A 50% reflectance film reflects half of incoming light back to the street. High reflectance (55-65%) changes a building's external appearance noticeably and may require design review approval in DIFC and Downtown Dubai.

Metalized vs. Ceramic Reflective Film

Metalized reflective film uses an aluminum layer for high reflectivity and is cost-effective at AED 250-300/sqm. However, the metal layer blocks radio-frequency signals, making it unsuitable for buildings with mesh WiFi repeaters or cellular boosters. Ceramic reflective film uses submicron ceramic particles instead of metal, is RF-transparent (< 1 dB loss to WiFi and cellular), but costs more at AED 350-450/sqm. Ceramic film also lasts longer in Dubai's climate and resists edge delamination better than metalized film. For buildings with dense WiFi infrastructure or cellular repeaters near windows, ceramic reflective film is the correct specification despite the premium cost.

Installation on Occupied Commercial Buildings

High-rise office tower retrofits in Dubai require after-hours or weekend access to minimize disruption to occupied floors. A south or west-facing facade on an occupied 40-storey tower cannot be worked during business hours. Installation proceeds floor-by-floor, with a two-person crew installing 150-200 sqm/day on accessible glazing. Film adhesive requires 5-7 days to fully cure. Small water bubbles visible immediately after installation typically dissipate during cure. For a 600 sqm facade retrofit (two floors), expect 4-5 working days of after-hours labour. The best time to specify reflective film is during planned maintenance cycles when external access equipment is already mobilised.

Frequently Asked Questions

Does reflective window film work at night?

Standard reflective film (45-60% reflectance) provides daytime privacy only. Once interior lighting exceeds exterior light (typically 18:00-06:00), the film becomes transparent from outside. Interior blinds must close at night if 24-hour privacy is required.

How much heat does reflective film reject?

Commercial reflective film at SHGC 0.35-0.40 rejects 60-65% of solar heat. On a south-facing 300 sqm office floor in Dubai, this translates to AED 3,200-4,800/year in cooling savings on Slab 3 DEWA tariffs.

Does reflective film block WiFi signals?

Metalized reflective film blocks WiFi and cellular signals by 15-25 dB due to its metal layer. If your building has WiFi repeaters near treated windows, specify ceramic reflective film instead, which is RF-transparent.

Can I install reflective film on double-glazed units?

Yes, if compatible. Applying high-absorption film to the inner pane of a sealed double-glazed unit can create thermal stress that voids the IGU warranty. We specify film compatible with your glazing system and provide a written compatibility assessment.
