In Dubai, Abu Dhabi, and Sharjah, untreated west-facing office glass can transmit enough solar energy to render workstations within 3 to 4 metres of the facade uncomfortable by mid-afternoon. Window film solves this at the glass surface, before heat enters the conditioned space. It reduces heat gain and glare while maintaining outward visibility. The primary metric is TSER: commercial-grade solar film achieves 55 to 70% TSER, which typically reduces perimeter zone temperatures by 4 to 8°C and cuts DEWA or ADDC energy consumption from HVAC by 25 to 35% in affected zones. Visible light transmission (VLT) ranges from 35% (maximum heat rejection, noticeably tinted) to 70% (near-neutral). For open-plan offices with south or west facade exposure, a 50 to 65% TSER film in the 35 to 50% VLT range is the standard specification. Privacy film prevents inward visibility during business hours. One-way mirror film provides daytime privacy from the exterior while maintaining an outward view for occupants. This is the correct specification for ground-floor offices, meeting rooms adjacent to corridors, and executive floors with sightline concerns. Frosted or etched film blocks visibility in both directions and is used on internal glass partitions, doors, and windows where complete visual separation is required at all times. This is the relevant specification for lobbies, ground-floor perimeter glass, and sites requiring blast or forced-entry resistance. Some UAE free zone requirements and building management company (BMC) rules specify a minimum safety rating for ground-floor glass. Most commercial projects combine all three: solar control on all facade glass, privacy film on meeting rooms and ground-floor perimeter windows, and safety film on specific high-risk panes.

Commercial window film installed by a certified contractor in the UAE costs AED 250 to AED 650 per square metre depending on film type and building access. Solar control film (standard commercial grade): AED 250 to AED 380 per sqm installed. Installation requirements and building management approval processes vary across the UAE. Dubai: Most mid-rise and high-rise commercial buildings require a No Objection Certificate (NOC) from the building management company before any appearance changes can be made, even when the film is applied internally. Commercial offices in central Sharjah and Al Majaz generally require landlord approval but not an extensive NOC process. Northern Emirates (Ajman, Ras Al Khaimah, Fujairah): Commercial properties here are typically owner-occupied or on direct lease terms, with fewer intermediate building management layers. Installation logistics take longer due to travel, which is reflected in project scheduling, but per-sqm pricing is the same as Dubai.

Installation is carried out during business hours or out-of-hours depending on tenant preference. Most commercial film projects are installed during working hours with a crew working section by section to minimise disruption. Workstations within 1 metre of the glass being treated need to be temporarily cleared; we provide 48-hour advance notice of the installation sequence. The process: glass is cleaned with a two-stage process (detergent wash followed by IPA wipe) to remove all contamination. Film is cut to exact panel dimensions, wet-applied to the interior glass surface, squeegeed to remove all air and moisture, and trimmed to a clean edge with a 1 to 2mm gap from the frame. The film cures to full optical clarity in 5 to 21 days depending on ambient temperature and film type.
